Pioneer Industrial Park

The Planning Division has received an application to construct 4,101 square feet. of industrial space within two buildings with two residential units located at 11022 Trails End Road (APN 019-920-010). The applicant is proposing two buildings, one two-story building with 3,409 square feet. for two industrial tenants and two two-bedroom (1,030 square feet. and 814 square feet.) residential units on the second floor and one one-story 692 square feet. industrial building. The project also includes 11 parking spaces and a fenced 1,228 square feet. outdoor storage area. The project is proposed to be served by public sewer and water.

The following land use permits are requested:

  1. Map - 11211 Trails End Road (APN 019-920-010)Zoning Clearance for manufacturing uses and multi-family residential dwellings in a commercial/industrial project within the M (Manufacturing) zoning district, less than 7,500 square feet. of gross floor area, and less than 26,000 square feet. of site disturbance
  2. Planned Development for deviations in the Development Code Standards, including height, parking, and fence standards within the Scenic Corridor and parking lot perimeter landscaping
  3. Project Amendment for the previously approved Pioneer Commerce Center Phase III Planned Development for changes to the Scenic Corridor Standards
  4. Minor Use Permit for fence, trash enclosure, and roof eave encroachments into existing easements
  5. Sign Plan for a ground-mounted sign.
