ADU Construction Methods

The primary construction methods used to create a new detached accessory dwelling unit (ADU) are the following:

  • Site-Built / Stick-Built:  Traditional type of construction where nearly all components are constructed on site.  This is generally the most customizable and expensive method of construction.
  • Modular:  Prefabricated structure built offsite in a climate-controlled factory and transported as a complete building or in modules to be installed via crane onto a permanent foundation.
  • Kit/Panelized:  Prefabricated kit, typically including pre-cut walls, floors, and roof panels, manufactured offsite and shipped for onsite assembly by the homeowner or licensed contractor.

Benefits of Prefab ADUs:

Prefabricated (“prefab”) construction, including modulars and kits, is a valuable tool that can reduce ADU overall construction time and typically reduces project costs through a streamlined design and building process.  Homeowners can decide what they want based on their budget, timeframe, and aesthetic preferences. Purpose of this List:

Due to high/unpredictable costs and severe weather impacts associated with site-built construction in the Truckee region, homeowners often request prefab options; however, it is hard to find modular and kit ADUs that can work in Truckee, primarily due to our high snow load requirements (170 to 480+ PSF ground snow load).  After researching countless modular and kit manufacturers, Truckee’s ADU team interviewed the prefab companies below based on their stated interest and ability to provide ADU models that meet Truckee’s high snow loads, Wildland-Urban Interface (WUI) codes, building codes, and Truckee’s other design criteria. The information below was provided directly from each manufacturer with permission to share on our website.
