Permitting Your ADU
Permit Process for New ADUs
Fill out forms, provide requested documentation, and pay fees.
- Fill out the New ADU Residential Permit Request Form (PDF).
- New ADU Residential Plan Submittal Checklist (PDF): The checklist outlines all of the plans and documents needed to complete the Permit Application Process.
- Submit Form and Documentation to the Building Department and Pay Fees: Electronic submissions are preferred. Email Building & Safety.

After-the-Fact Permit Process
Please note: That the homeowner will not be at risk of reporting to the Town Code Compliance Division for inquiring about building permits for unpermitted units.
Step 1
Determine the capacity of the sanitation system. If on the Truckee Sanitation District system, jump to Step 2.
- If your home is on a septic system, Step 1 is to determine the septic capacity and viability of adding the ADU use for your property. Contact Nevada County Environmental Health to determine the process for determination.

Step 2
Review materials, plan, and collect background documentation.
- Review the ADU Standards (Development Code). Please note: Your unit must meet today's ADU Standards and Building Codes. Review the Development Code Section 18.58.025 (Effective December 10, 2024) (PDF).
- Review and download the After-the-Fact Permit Submittal Requirements (PDF).
- Contact other agencies regarding their requirements and fees. View the ADU Contact Information page.
- Contact building professionals for pricing and availability to complete work or documentation required for a permit per the After-the-Fact Submittal Checklist. View the Vendor Directory page.
- Review the After-the-Fact Fee rules on the ADU Fees page.
- Search for building public records to determine which portions of your home have existing building permits. If you have questions about your permit history, email the Building & Safety Department or call 530-587-7821. View the Building Public Records page to find records on your property. You may need to request a copy of public records (this takes a minimum of 30 days). If you would like copies of public records for your property, fill out Request for Records and Building Affidavit and email to Records. If you have any questions, please email the Records Technician or call 530-582-2478.
Step 3
The ADU team is available to answer questions.
Once you have collected information about your existing property (septic capacity, permit history, etc.) and reviewed the After-the-Fact Submittal Requirements, email Jaime LaChance, Senior Planner if you still have questions.
Step 4
Fill out the Permit Request Form and Submit Documentation and/or Plans listed on the After-the-Fact Permit Form.
