   I understand 

   •    THAP applicants are required to attend or watch a recording of a THAP Workshop prior to application;

   •    THAP applicants are required to submit a loan pre-qualification letter from a lender who has pre-approved the program documents;

   •    All adult household members are required to sign the Deed Restrictions, Deed of Trust and be on title;

   •    The Town must pre-approve downpayment assistance programs if the THAP Deed of Trust is to be subordinate; 

   •    THAP recommends (at least) a 45-day close of escrow and agents should include THAP as a financing source on the contract and that the contract is contingent on your client’s obtaining final THAP Property approval; 

   •    THAP funds are reserved and awarded after your client is in contract and has applied and been approved for final THAP approval; 

   •    The following program recording order:

   1.    THAP Deed Restrictions in favor of Town of Truckee

   2.    First Mortgage Deed of Trust in favor of our lender

   3.    Down Payment Assistance Loan Deed of Trust (If applicable and with Town approval)

   4.    THAP Deed of Trust in favor of Town of Truckee

   5.    Notice of Default in favor of Town of Truckee
