Scopes of Work for Residential Building Permits
This page provides "scope of work" examples for various residential building permit types offered by the Town of Truckee.

Faster Permit Processing Tip: Asking for help before you submit your application speeds up processing for everyone. Incomplete permit applications are the primary contributor to permit processing delays.
Addition
Minimum Required Points
- Additional square footage
- Purpose of the new space (garage, ADU, rec room, etc.)
- Location of addition (rear, second floor, etc.)
Examples
- Proposed addition (250 sq. ft.) to existing residence to create a new master bedroom on ground floor.
- Converting crawl space to living space (300 sq. ft.) to create a bonus room on the main floor.
- Note: Because crawl space is not accounted for in the original square footage of the property, this example is an addition rather than a conversion.
Conversion
There are no standard fields on the application form for this permit type, so the scope of work is used to describe the entirety of the project.
Minimum Required Points
- Current space purpose
- Future space purpose
- Square footage of existing space to be converted
Examples
- Convert existing rec room into a JADU (499 sq. ft.). Add a door at the base of the interior stairs to be locked off. Add a kitchenette in existing living room, with fridge, electric cooktop and sink.
- Convert existing office into 3rd bedroom. (200 sq. ft.)
Deck - Covered Entry/Patio
There are sections on the form for new structures and additional structures. Additions are added to existing structures that are attached to the main structure, such as expanding an existing deck. Additions cannot be detached from the main structure.
Minimum Required Points
- New deck/covered entry/covered patio or addition to existing deck/covered entry/covered patio
- Square footage
- Deck materials used (redwood, Trex, etc.)
- Location of deck (etc.)
Examples
- New Trex deck (200 sq. ft.) at rear of the house.
- Adding (240 sq. ft.) to the existing rear deck using redwood.
- New covered entry (80 sq. ft.) at front of house.
Note: The Town of Truckee does not require permits for uncovered entries or patios.
Detached Structure
Minimum Required Points
- Purpose of structure (garage, shed, ADU)
- Square footage
- Don't skip the Engineering/Stormwater section of form!
Examples
- New, one-car detached garage (500 sq. ft.) with new covered parkway to access existing house.
- New, detached garage (800 sq. ft.) with 1 bedroom, 1 bath ADU above (750 sq. ft.)
Electrical
Minimum Required Points
- Panel changeout: Indicate main or subpanel
- Panel changeout: Amps current and new
- Outlets: Location of new/removed outlets
- Fixtures: Location of new/removed fixtures
Examples
- Main panel upgrade: 150amps to 200amps.
- Main panel upgrade: like for like (150amps).
- Adding two new outlets to the south wall of the master bedroom.
- Removing one outlet from the storage area to meet code.
- Add a new ceiling fan in the living room.
Fire Sprinkler
Minimum Required Points
- Square footage of residence and garage (if available)
Examples
- Install residential fire sprinklers. Living space (2300 sq. ft.) and garage (800 sq. ft.)
Mechanical (Heating, Ducting, HVAC)
Minimum Required Points
- Furnace: BTUs
- Furnace: efficiency percentage
- Air Conditioning: Tons
- Air Conditioning: If new duct work is required
- Air Conditioning: Site plan (if adding to exterior)
Examples
- Replace existing fireplace.
- Remove and replace the existing HVAC system.
- FAU changeout to add A/C. No additional duct work required. Tons: 4
- Adding ducting to add heater vent to upstairs bathroom.
Non-Specific Permit Type
Use this form for any permit type for which a simplified form is unavailable, or for combinations of permitted work that are not reflected on a single simplified form. Reference other sections for examples of scopes of work requirements.
Examples
- New, detached garage (800 sq. ft.) with 1 bedroom, 1 bath ADU above (750 sq. ft.); FAU changeout to add A/C in existing residence. No additional duct work required. Tons: 4; Main panel upgrade: 150amps to 200amps.
Plumbing
Minimum Required Points
- Water heater: Tank or tankless
- Water heater: Tank capacity (gallons)
- Water heater: Location of installation
- Gas line: Location
- Gas line: Adding to existing or modifying existing
Note: Changes to gas lines require gas schematic at inspection.
Note: Fixture replacements (sinks, shower pans) are permitted as remodels. Truckee does not require residential toilet change-outs to be permitted, unless part of a bathroom remodel.
Examples
- Installation of "tankless" water heater in garage.
- Installation of a 50-gal. electric tank-style water heater in the garage.
- Repair leak to existing gas line.
Remodel
The scope of a remodel can vary significantly. Reference other sections for requirements examples related to specific project tasks.
Examples
- Remove and replace three full-frame windows and one door in wood.
- Kitchen remodel to add new island and canned lighting; bathroom remodel upgrade existing tub to walk-in shower, and add new vanity.
- Remove a non-bearing wall to create additional open space in the living room.
Re-Roof
Minimum Required Points
- Number of squares or square footage
- Indicate old roofing material is being removed
- Indicate new roofing material being used
Examples
- Remove existing roofing to expose substrate. Replace damaged roof sheathing. Install Class A fire-rated modified Bitumen system to all low slope sections. Install a 24 GA. steel standing seam roofing panel to all upper roof slopes. Install HT Grace, #30 lb., felt paper, and GAF versa shield underlayment.
- Remove existing comp roof and replace like for like. (2000 sq. ft.)
- Replace existing comp roof with metal roofing. (1800 sq. ft.)
New Single-Family Residence
Minimum Required Points
- Square footage
- Number of bedrooms
- Number of bathrooms
Examples
- Construction of a new single-family dwelling on an undeveloped residential lot. 1650 living sq. ft.; 3 bedrooms; 1.5 bathrooms; garage (800sq. ft.)
- Construction of a new single-family home in Gray's Crossing. New 4 bed, 4.5 bath house with complete new utilities, foundation, building and interiors. (2500 sq. ft.); garage (1000sq. ft.)
- Construction of a new SFR with an attached 2-car garage, 3 bedrooms, 2 baths. Total square footage: 2766 conditioned area. The home will be built using conventional wood framing and poured concrete foundation.
