The Town of Truckee has received a Tentative Map application proposing to subdivide a 7.04-acre vacant parcel into two parcels at the corner of Brockway Road and Palisades Drive in Truckee (10040 Palisades Drive, APN 19-450-42; Town of Truckee Application #2018-00000025). The parcel is located in the CG (General Commercial) zoning district and DSA (Downtown Specific Plan Area) General Plan land use designation. The subdivision would create two parcels of 4.04 acres and 3 acres as proposed on the Tentative Map. The parcels are proposed to be served by public water and sewer. No development is proposed as part of this application. The applicant is requesting approval of the Tentative Map in order to subdivide the property for the purpose of selling a portion of the site. The applicant is proposing a reciprocal access easement for shared access and utilities between the two parcels. The secondary access to Palisades Drive is reasonably foreseeable as necessary for future development of the parcel and is located in an area on the project site where a wetland has been identified. The environmental analysis for the Tentative Map is focused on potential impacts that are anticipated to result from the access to the project site through the wetland on the property. Any future development proposed on the project site will require additional environmental review to analyze potential impacts associated with a specific development proposal.
An Initial Study/Mitigated Negative Declaration has been prepared and circulated for the Reynolds Tentative Map project. The public review period for the draft Initial Study/Mitigated Negative Declaration began on June 26, 2018 and ends on July 27, 2018 (State Clearinghouse #2018062065). The Zoning Administrator hearing is tentatively scheduled for Wednesday, August 1, 2018 at Town Hall (10183 Truckee Airport Road, Truckee, CA 96161).
