Proposed Location: Within the balloon track of the Railyard Master Plan Area (Downtown Extension District) 

Property Owner/Applicant:     Truckee Development Associates/Doug Wiele, Foothill Partners and Mark Engstrom, Cushman & Wakefield for Nugget Markets, Inc.

Project Description:

  • Parcel Size: 3.2 acres (a separate application for a Tentative Map to create a 3.2 acre parcel will be considered by the Town Council on December 12, 2017)
  • Zoning District: Downtown Master Plan (Truckee Railyard Mixed-Use Development Master Plan, Downtown Extension District)
  • General Plan Land Use Designation: Downtown Specific Plan
  • 35,000 sf grocery store (note the Planning Division is also processing a separate land use application for a second commercial building within the balloon track)
  • 150 parking spaces proposed to be under private control by Nugget Markets, 154 pay-to-park public parking spaces in proximity to the grocery store
  • 7,483 sf patio/plaza area along the south side of the grocery store
  • Infrastructure improvements including extension of Church Street and Donner Past Road east to the eastern side of the balloon track (contingent upon approval by the California Public Utilities Commission), sidewalks, landscaping, utilities
