Third Party Plan Review Process

 

Permit applicants requesting to expedite their plan review process may contract with a Town of Truckee pre-approved plan review firm.

This option is offered for the convenience of the applicant, but will be exercised at the discretion of the Building Official and dependant upon the Building Division’s workload. Please note that plan reviews will be kept in house whenever possible and every attempt will be made to keep our review process for complete plans to less than 4 weeks and re-submittals at 5 working days or less.

Prior to submitting plans to the pre-approved third party plan review firm, the plans will be compared to the Town’s submittal check list and be deemed complete prior to completing a permit application. It will be the responsibility of the applicant to select an approved third party plan review firm and complete the third party plan review request form.

Every attempt to insure thoroughness and accuracy will be made. However, any errors and/or omissions discovered on the plans after the permit has been issued shall not be deemed to waive or modify any state, code, or Town requirements. All re-checks or modifications to the plans will be returned to the pre-approved third party plan review firm for an additional review. Additional fees may be charged for this service and the time it takes to review the re-submitted documents will not be calculated in the Town’s turnaround time. Once the plans have been reviewed, the applicant will be notified about his or her corrections or the plans will be approved.

Permit Application Process:

  1. The applicant will complete a permit application form describing the construction project.
  2. He or she will be required to submit four (4) complete sets of plans for single-family dwellings and duplexes and six (6) complete sets of plans for commercial, industrial and multi-family buildings. Two (2) sets of plans will be stamped Third Party Plan Review and will be given back to the applicant, so the applicant can work directly with the approved third party plan review firm. The remaining plans will be kept in-house for concurrent review of Planning and Engineering Department requirements. There will be no deferred submittals.
  3. The Building Division PST (Public Service Technician) will review the permit request form and the submittal checklist to verify that the plans and other submitted documents are complete and ready for review.
  4. The applicant will complete the third party plan review request form.
  5. The applicant will pay the Building Division plan review administration fee, plus the Planning Division and Engineering Department fees to begin the review process.
  6. The third party plan review firm, the Planning Division, and the Engineering Department, will review all plans concurrently so they will meet the Building Division’s 4-week turn around.
  7. The applicant will be told that we have no control over the third party plan review firm’s time or schedules.
